Buying your first El Paso home, made easy.

Never done this before? Patti explains every step in plain words, and you always know what comes next.

A curving street of newer two storey stucco homes on the east side of El Paso, with open desert and mountains beyond.

How buying works, from first viewing to keys.

Six steps. Patti walks you through each one, and none of them happens without you knowing why.

  1. Get pre approved

Before you fall for a house, a lender looks at your income and credit and tells you, in writing, how much they will lend. Sellers in El Paso expect to see that letter with an offer. If you do not have a lender yet, ask Patti and she will tell you who her past buyers have used.

  2. Look at homes

Search every El Paso home for sale here, then tell Patti which homes you want to see. She books the viewings around your schedule and tells you honestly what she sees: the roof, the street, the price against what sold nearby.

  3. Make an offer

Patti writes the offer with you: the price, the earnest money, the date you want to close and the conditions that protect you. Then she negotiates it, and explains every counter offer in plain words.

  4. Inspection

A licensed inspector goes through the house top to bottom. If something turns up, Patti helps you decide whether to ask for a repair, a lower price, or to walk away.

  5. Appraisal

Your lender sends an appraiser to confirm the home is worth what you agreed to pay. If the number comes in low, Patti knows the options and talks you through them.

  6. Closing

You sign the papers at the title company, the money moves, and you get the keys. Patti is there, and she will tell you when it is time to celebrate.

  • VA loans, explained A VA loan is backed by the Department of Veterans Affairs. Eligible buyers can often buy with no down payment and no monthly mortgage insurance. You will need a Certificate of Eligibility, a lender who handles VA loans, and a home that passes the VA appraisal. Patti writes VA offers so sellers take them seriously.
  • Renting before buying Arriving on short notice, or not sure which side of town suits you? Renting for a few months is sometimes the smarter move. Patti will say so if it is, and help you find the rental, then the house.
  • Relocating on orders Buying from another state or overseas is normal here. Patti sends video walkthroughs, works to your report date, and handles the paperwork remotely until you arrive.
  • The commute to post Fort Bliss sits on the north east side of the city. Patti knows which neighborhoods make the drive easy, and which schools military families choose.

What first time buyers ask Patti.

What does it cost beyond the price of the house?

Closing costs (the lender's fees, the title policy, the appraisal and prepaid taxes and insurance), the inspection, and the earnest money you put down with your offer, which goes toward the purchase. Your lender gives you a written estimate early, and Patti goes through it with you line by line.

How long does it take?

Once an offer is accepted, closing usually follows in about a month, depending on the lender and the loan. The search before that takes as long as it takes. Patti will not rush you into a house you are unsure of.

Do I pay Patti to help me buy?

How a buyer's agent is paid is agreed in writing before Patti starts working with you, and she explains it at the first conversation, before you have committed to anything.

I am moving to Fort Bliss. Should I buy straight away?

Sometimes yes, sometimes no. It depends on how long you expect to be stationed here, your report date and whether you know the city yet. Patti will give you an honest answer, even when the answer is to rent first.
